Colorado based real estate education service released a new report and announced an upcoming video that defines the responsibilities of agents in real estate transactions.
Evergreen, Colorado-based Buyer Agent Search service released a report on the role of real estate agents for home buyers and sellers as discussed at the Colorado KHOW Real Estate Consumer Radio Show hosted by Denver host, Barry Miller, and Colorado Springs co-host, Larry Stanley. The report has comments by Evergreen, CO real estate agent and consumer advocate Kathleen Chiras. This report includes the main duties and responsibilities of the consumers and the agents respectively, in achieving successful real estate transactions.
The report can be found at http://buyeragentsearch.com/real-estate-agent-definition-and-job-description/
Some main responsibilities discussed include disclosure responsibilities, home search criteria, home inspections and walk throughs with agents.
The buyer has an obligation to prove that they are a committed and capable buyer. This is done by providing proof of financial qualification with a pre-approved letter from a reputable lender or other proof of funds. These papers will help agents negotiate the best deal for their buyer clients. On the other hand, the seller's task is to provide the necessary documents related to the home's contract, title, and ownership of the home.
The buyer has an obligation to be transparent and honest with his or her agent. The report outlines that buyers should be upfront in revealing what exactly they're looking for so the agent will have detailed information on what kind of homes will match their criteria.
Home inspections can be a good strategy not only for buyers, but also for sellers before they put their home on the market. This helps them be prepared for when the buyers attend home visits at which time they will personally see both the positive and negative aspects of the house. Inspections allow both sides to discuss the terms of the agreement. A discussion ensues between seller and buyer to determine how much each side is willing to spend on repairs.
This report will be followed up this month with a short video of the radio interview with Kathleen Chiras of Evergreen Colorado. This video will explain responsibilities of both the client and agent. The interview also explains the free Buyer Agent Search service.
Chiras says, “I personally talk to the clients and we get the most important things about what they’re looking for in a property and in the selection of an agent. That’s a little different than a computer figuring out what the consumer wants. It’s a real person who listens and will provide top agents that match specific needs."
Chiras is the manager of the Buyer Agent Search service. The service has been assisting consumers to find top-rated agents for over 20 years. They also provide a list of questions to ask when interviewing agents, so the consumers can filter which agent they think will work best for them.
