Los Angeles is dangerous these days. And as a single mother, everyday I worry about my kids, how we're going to survive all the negatives of living in LA.

All my friends that knew better, they have already sold their house in Los Angeles and moved. And I heard that a few of them sold their house fast in LA using a professional home buyer. I was skeptical. I was nervous. I was also desperate to sell. And this is where my very dangerous, whirlwind, home selling love story begins. Don't worry, there's a happy ending. :)

As a home owner looking to find a way out of my overwhelming problems in Los Angeles, I started searching "We Buy Houses Los Angeles, CA" and other various things in google, bing, and even duckduckgo, and encountered a lot of "We Buy Houses" companies claiming they can help me "Selling My House for Cash in Los Angeles" or "Get a Fast Cash Home Offer." The most laughable one was "Sell My House in 7 Days or Less."

Really? 7 days? There's no way that's possible, I thought.

While I definitely needed to sell my LA house fast, and I didn't want to hire and pay for an agent for fear of my house being overrun every weekend by strangers from all walks of life...in my heart I simply wanted my house to be sold and for my kids to be safe in our new destination, and for life to move on. The problem was, I couldn't move with them until the house was sold, and the new school year was about to begin.

At this point, 7 days sounded really good. But wayyyy too good to be true.

So I kept looking for the best options. I thought, if I keep looking online, I have to be able to get all the options, right?

Unfortunately, it wasn't that easy. Every website looked the same, all of them had the same wording and no one actually told me what to do without feeling like I was going to make a bad deal for myself. I was stuck.

And then it happened.

I went back to the company that told me they could help me sell my house in 7 days. There, in plain sight, I found a link to a guide guide that helped me figure out what was the best options for selling. I thought, okay, let's take this guide for a spin. I've heard of this company before, they had ads on TV and on the radio. I saw a billboard once our twice with their dorky logo. But once I put "We Buy Houses Los Angeles, CA" into google. A thousand companies came up. Which was the right one? Luckily I picked my knight in shining armor. But so you don't get confused, make sure to use the link I included here if you want to follow outcome of the story--and trust me...you do.

Okay, so I've now gone to this site, and then I entered my email address and downloaded this guide, and if anything, from the looks of the many articles the company had been posting, they definitely know what they are talking about when it comes to residential home selling in LA. I thought, okay at least I can learn about how to sell my house fast for cash and still get the best deal. ***Spoiler Alert*** That's exactly what I did.

First let me break this guide down for you, and then I'll tell you how I ended up selling my house in Los Angeles without a realtor.

So about this "Guide." The guide details the benefits and dangers that come with selling a house fast to local Los Angeles professional home buyers.

Apparently, the new guide comes on the heels of this particular We Buy Houses company pushing a new campaign called "We Can Help" Los Angeles. It features a bonus article for home sellers in Southern California, like me, that need to learn about the big pitfalls they should look out for when selling with a real estate agent, independently, or to professional Los Angeles home buyers.

BOOM! This is exactly what I needed! Finally, all three home selling options in one place, with the pros and cons quickly and easily explained to me. Was this the home selling company I have been waiting my whole life for? I kept reading. In case you didn't download the guide yet, let me break the pros and cons down for you.

According to the guide, each of the three strategies employed when selling one's home has different pros and cons. Determining which is most suitable to one's purpose for selling, it states, depends entirely on the seller's needs.

Finally, a home selling company that listens to my needs. LOL. Was this just another company trying to tell my what I wanted to hear to get my house? I kept reading...

The guide relates that the option of using a real estate agent is one of the most popular ways of selling one's home. Choosing this option entails a four-step process: contacting an agent, signing a listing agreement, having the agent market the property, and having the agent take care of the final sale paperwork.

Some advantages of selling by way of a real estate agent include the fact that these agents may be well acquainted with the market, have access to the listing sites, and take care of all the documentation for the sale. These, however, do not defer from the fact that selling through a realtor can be both expensive and time-consuming. Expensive and time-consuming were both possible NOs from me.

Maybe there is a reason for spending 6% on a realtor?

I kept reading.

The guide further explains that real estate agents may end up costing clients "tens of thousands" and still end up not getting the house sold. Yikes! Wow. At this point I was very relieved I didn't sign that listing agreement my friend Susie, a very good agent who lives in Sherman Oaks. Now I know why she drives a Mercedes! 6% commission of a house price is a lot of money to pay an agent!

Given the pros and cons of selling through a real estate agent, the guide cautions that this option is best suited for those individuals who are not pressed for time and are willing to wait an average of six to 12 months for an ideal buyer. Okay, that's a hard NO for me. But if I don't sell with an agent, how else can I sell? I kept reading...

Regarding the "For Sale By Owner" (FSBO) strategy, the guide informs readers that it has become increasingly popular over the past 10 years. This has been made possible on account of sites like Craigslist, For Sale By Owner, and similar sites. Craigslist. Hard pass honey.

Being able to save a lot of money and having complete control over the entire sale process are among the advantages, listed in the guide, of selling without professional help. Despite the possibility of saving money in the process, the guide cautions that one could end up spending more than that which an agent requires if one is not acquainted enough with the process.

First of all, I am tired of doing everything by myself. If anything, I was searching online because I needed help! I was definitely not acquainted with the process. I was back to square one. This was my lowest moment.

And then it happened. I met my pro. *Giggle. Blush.*

The guide also goes in-depth regarding the advantages and disadvantages of selling through a professional home buyer, including selling a house fast in Los Angeles.

A professional home buyer. Hmmm. This sounds interesting. This was right out of that one episode of Sex and the City that was set in Los Angeles...or even better, a love story straight out of the New Season of Bridgerton.

As I finished reading the guide, I had to track down who wrote the guide....who is this home buying expert that I needed to know more about.

He knew exactly the struggles I was going through. It's almost as if he had been in my shoes, and decided to create a company after they had to sell a house that no agent wanted to help them with, and the agent said that they couldn't find the best option for them. It turns out, that's exactly why they started the company!

And just like that. I fell in love.
