The host of Lifestyle+, Olga Villaverde, started off the show recalling an article in the Financial Times, published in February 2022, with a feature entitled “How Miami became the most important city in America."

“The world has South Florida squarely in its sights, and real estate is in high demand”, said Villaverde, summarizing a key takeaway from the Financial Times article.

In 2021, Miami was the busiest airport for international traffic in the U.S., according to figures released this month by Airports Council International (ACI). The facility handled 13.2 million international travelers and ranked 11th globally for international traffic.

Air travel joins a larger boom already happening in Miami, from new efforts to attract the tech sector and startups, to next-level buyer interest in Miami’s red-hot real estate.

In this Lifestyles+ episode, Villaverde first interviewed the President and CEO of Berkshire Hathaway HomeServices EWM Realty, Ron Shuffield, on the state of the Miami-Dade real estate market.

Shuffield pointed out that for the first time, the number of $1M plus condos exceeded the number of sales of single-family residential homes above $1M. In fact, 55% of all residential property sales above $1M in the first quarter of 2022 in Miami-Dade were condos, and 45% were single-family homes.

Referring to Miami, Villaverde quoted an article that “the city is now considered to be a paradise of freedom, it’s attracted millions of people, but not just people, but money!”

Shuffield discussed his views on the fundamentals of the Miami-Dade market for the remainder of the year. The critical balance between supply and demand is expected to continue to drive home values up, as demand will continue to be strong and supplies severely limited.

The next segment of the show focused on the record-breaking listing of Miami’s famous Arsht Estate in Coconut Grove, represented exclusively by Ashley Cusack and BHHS EWM Realty for $150M, the highest listing price ever for a residential home in Miami-Dade.

The state of Florida is increasing in population by over 600 new residents every day and many of them being wealthy, according to Shuffield, responding to Villaverde’s questioning about the rise of luxury homes in the state.

Highlighting the amenities of the Arsht estate, Cusack mentioned that the property is on 4 acres of primary real estate on Biscayne Bay, with a direct view of the bay and Key Biscayne.

The property has two houses; One of them is Indian Spring, which was built by the owner, Adrienne Arsht, in 1999. This five-bedroom mansion was designed to accommodate elegant, grand-scale entertaining, with all living areas featuring incredible views of the stunning grounds and Biscayne Bay.

The second residence, known as Villa Serena, was built in 1913 by former U.S. Secretary of State and three-time U.S. presidential candidate William Jennings Bryan and has been beautifully restored. It has 3 bedrooms in the main house plus a 2 bedroom guest house.

Situated on 405 feet of waterfront both residences have absolutely stunning views of Biscayne Bay, the downtown Miami skyline, and Key Biscayne.

Adrienne Arsht bought the first property, which she built on, in 1999 and then purchased the property next door in 2009. “She put millions of dollars into restoring Villa Serena. She wanted to bring it back to its original grandeur.”

Estates like this only change hands every 30 to 40 years, according to Shuffield, making a sale of this magnitude a very rare event.

It is important to note that Adrienne Arsht, a prominent community philanthropist, will be donating the entire proceeds of the sale to charity. Other Arsht beneficiaries in the Miami-Dade community include a major gift to the performing arts center, which has her name on it.
